Concept

No matter the scope of a project, the design begins with a concept. This concept is the foundation upon which the whole design process rests.

Our clients come to us sometimes knowing exactly what they want to see and they have magazine clippings and photos to share. And other times the vision is blurry and they wish to leave it to us to show them options. Either way, we always inquire our client’s needs and aesthetic vision in this process to ensure a strong foundation to grow.

Through a series of concept sketches and layouts we then begin to shape design options on paper. These initial drawings are based on what we have gathered about the client’s taste and needs, along with site limitation and budget range. We have found that this process allows us to better understand the client’s needs, as well as the client learns more options to accomplish their goals.
At the end of this phase, we will have a design concept that excites and accommodates the client. Creating the Design Concept is the first and most important step in the design process. This concept represents the clients taste, needs, budget, site conditions and Paragan Solutions’ commitment to design.

Development

The development phase of the design process allows us to build upon the foundation created by the concept. We dive into detailing every corner of the project. The plans are refined by perfecting scale, exploring materials, developing structural and MEP system schemes and taking the design to a more completed level of interior and exterior details. At this point, if the client desires, we can create computer models or photorealistic renderings of the project.

We like for the client to remain closely involved during this part of the process. This is the critical time to address all the details to avoid many design changes later in the process, which would generally mean a higher cost.
By the end of the Development phase, the designs are firmly in place and we are ready to create the final working drawings and specifications for the project to be submitted for permit approval.

Documnetation

In the Documentation phase, we prepare the project for construction. This entails all the construction drawings needed to complete construction, which is also the basis for the contractors’ bid.

These documents encompass all the elements from below ground (foundation) to the peak of the roof. Every light switch, every window and doors, each MEP system from exhaust vents to floor drains is accounted for in these drawings.

Once this is complete, they can be sent to contractors for the bidding process and submitted for approval for necessary building permits. We help our clients choose the right contractor or construction manager for their project. Although we have had first had experience with many contractors and construction managers, it is not uncommon to come across new recommendations from clients. When this occurs, we carefully review the contractors to provide any additional feedback. We also make sure the contractors have a complete understanding of the details of the project, so that their bids will be on target.
At the end of this phase, we are ready to build!

Construction

After the contractor has been selected and schedules agreed upon, the Construction can begin!
May your project be new construction which entails meeting at the site and staking out the final placement of the building , or renovations which would start with demolition planning to minimize disturbance in the area, we will be there to facilitate communication and ensure that the architectural designs are followed. Minor changes are always expected and managed as part of this process. Construction photos are taken and site updates are provided to the clients.
Also in this time, final selections of colors and materials are made if the owner opts to view those items in the context of the rooms. We are always there to make recommendations and follow through with the drawings if required.

Completion

The work is complete and you can start enjoying your new space!

At this point we usually complete a final walk though with our clients and we review the home with them, making sure that they have all the information necessary to care and maintain their facility.

Throughout the Design Process our clients’ wishes and requirements have been the main driving forces and at the completion of this process we find the true measure of our success in our client’s satisfaction.
